Case Study: Full Townhome Remodel in Paducah, KY — Kitchen, Gas Line, Built-Ins, Roof & Siding

When a longtime Paducah homeowner decided it was time to transform their townhome from dated to dialed-in, they called Ryan Morreau. The scope was comprehensive: a full kitchen gut-and-rebuild, new gas line installation for a gas range and cooktop, updated lighting throughout, a custom primary suite with built-in cabinetry, a refreshed primary bath, and a full exterior envelope replacement — new roof and new siding. The Challenge: Coordinating Multiple Trades in a Lived-In Home

Townhome remodels present a specific challenge that standalone homes don't: tight quarters, shared walls, and a homeowner who often needs to remain partially in the space during construction. This project required careful sequencing — rough-in work (gas line, electrical) had to be completed before cabinetry, which had to be set before countertops, which had to be in before appliances. Exterior work (roof and siding) was scheduled as a discrete phase to avoid weather exposure during interior finish work.

Ryan managed the full trade sequence personally, coordinating the plumber (gas line rough-in), electrician (new lighting circuits and panel work), cabinet fabricator (custom kitchen and bedroom built-ins), countertop installer, finish carpenter, roofing crew, and siding installer — all without a single rescheduled delivery or idle day on site.

The Kitchen: Custom Cabinets, Gas Line, and a Farmhouse Sink

The kitchen was the centerpiece of the project. The existing layout was functional but uninspired — laminate counters, builder-grade cabinets, and no gas service. The homeowner wanted a professional-grade cooking environment with custom storage.

What was done:

The result is a galley-style kitchen that punches well above its square footage — efficient, clean, and built to last.

The Primary Suite: Built-Ins That Earn Their Keep

The primary bedroom had one job: become a retreat. The client wanted built-in cabinetry above the bed — a headboard-integrated storage wall that eliminated the need for a separate dresser and created a hotel-suite feel without the hotel price tag.

Custom upper cabinets were fabricated to match the kitchen's sage palette, installed with recessed lighting above, and finished with the same hardware profile for visual continuity across the home. The result is a bedroom that feels intentional, not assembled.

The Primary Bath: Vanity, Marble, and Tile

The primary bath received a full vanity replacement: a custom double-vanity with marble countertop, brushed nickel hardware, and a framed mirror that fills the wall. New tile flooring replaced the original vinyl, and updated lighting replaced the builder-grade bar fixture.

No structural changes — just a complete cosmetic transformation that makes the room feel like it belongs in a different home.

The Living Areas: Lighting and Flow

New recessed lighting was installed throughout the main living areas, replacing dated fixtures and dramatically improving the ambiance of the open-plan living, dining, and kitchen space. The staircase railing was refinished, and the hardwood floors were protected throughout construction and refinished at project close.

The Exterior: New Roof and New Siding

While the interior transformation was underway, the exterior envelope was addressed in full. The original roof had reached end of service life, and the siding was showing its age — faded, damaged in sections, and no longer performing as intended.

What was done:

The exterior work was sequenced to close before interior finish trades moved in — protecting the investment inside and delivering a home that looks as good from the street as it does from the kitchen.
