Ryan qualifies your project, answers your questions, and confirms MCM is the right fit before either party commits time or money. Includes the free Feasibility Review — a budget-range check and a red-flag screen of your site.
Preconstruction
Ryan visits your site, develops a real line-by-line budget from actual subcontractor quotes, and presents it for your approval before any construction contract is signed.
Contract & Kickoff
You execute the construction agreement, get access to your JobTread project dashboard, and Ryan locks the schedule, places long-lead orders, and submits permits.
Construction
Ryan manages every trade personally through nine defined build phases, with real-time budget visibility in JobTread and every change documented in writing before work proceeds.
Closeout
Ryan issues the punch list, walks the project with you, collects all lien waivers, delivers warranty documentation, and hands you the keys.
Discovery
Initial Inquiry
You reach out — by phone, form, or referral. Ryan reviews your project type, location, and goals to confirm the project is a realistic fit for MCM before either party invests more time.
Preconstruction Questionnaire
MCM sends a detailed questionnaire covering your lot, home style, square footage, room count, finishes, and material preferences. Ryan reviews your answers before your first meeting.
Initial Consultation
A focused meeting — at your site, by phone, or in person. Ryan walks through the full MCM process, discusses your vision and budget honestly, and explains the Preconstruction Investment.
Feasibility Review — Free
Ryan visits the site in person — soil conditions, topography, utility access, setbacks, and drainage — and gives you a budget-range sanity check against current Western Kentucky rates. You leave knowing whether the project is viable and roughly what it costs. Free, no commitment.
Preconstruction
Preconstruction Agreement
Once the project is confirmed viable, you execute the MCM Preconstruction Investment Agreement. This is when formal budget work begins.
Design & Planning
You work with your architect or designer to develop plans. MCM provides constructability input throughout — flagging issues before they become expensive field changes.
Budget Development
Ryan solicits real bids from every major trade. The result is a full line-by-line budget built from actual subcontractor quotes — not estimates or historical averages.
Budget Presentation & Approval
Ryan walks through every line item with you. Questions are answered. Scope adjustments are made if needed. When you approve the budget, you know what you are building and what it will cost.
Contract & Kickoff
Contract Signing
You execute the MCM Construction Agreement. Ryan opens your project in JobTread and sends you an invite — from this point forward, you have real-time access to your schedule, budget, and all project documents.
Preconstruction Kickoff
The final planning meeting before construction begins. Schedule confirmed. Selections calendar loaded. Long-lead orders placed. Permit application submitted.
Construction
Active Construction
Construction proceeds through defined phases. Ryan is your primary point of contact throughout — regular site presence, monthly draw requests, and every change documented in writing before work begins.
Closeout
Completion & Closeout
Punch list issued and worked through. Final inspections. Certificate of Occupancy. Final payment released per contract terms. Warranty documentation delivered. Keys handed over.
The Budget Is Built Before You Commit to Construction
The preconstruction fee funds real budget work — actual subcontractor quotes, not ballpark estimates. If you move forward with MCM, the fee is applied toward your construction contract per the terms of your agreement.
